Did you just buy a rental house in Baltimore and wonder what to fix? A rental house is an investment, seeing it from that side it’s understandable that you will need to take care of your asset so you can attract quality tenants. Always make sure that all levels of the house are nicely finished and clean. Here’s a list of what to renovate to have a great rental property:

Kitchen

Spruce up the kitchen with a granite countertop that will make it easier to maintain. Paint neutral color so it’s fresh. Make sure that appliances are working well if not change them.

Living Room

Paint with a neutral color and resurface floors or put good quality laminate floors. This will enhance the space and will help have higher rent.

Bathroom

Change the toilet, faucets, shower head, and tile the whole area. This will be low maintenance for your tenant and will last longer without worrying about leaks (which means less fixing for you as a landlord).

Bedrooms

Always give a fresh look to bedrooms by painting with a great neutral color and take care of floors. If the floors are old or stained and can’t be resurfaced, put some nice carpet. This is easily replaceable when it shows aging signs, and will still protect the floors.

Water Boiler

Change if old and close to changing the date. Make sure it works well and is installed up to code.

Roof and Gutters

Have the roof inspected and if it needs reparation or replacement do it. Roof issues are avoidable and this step will protect your asset for years. Inspect the gutters, make sure that they are not clogged by leaves or debris, and adjust the negative slope so rain drains away from the foundation. Remember a house needs to stay dry at all times!!!

HVAC

This step might cost a bit more but giving your tenant some comfort during summer with a functional AC is important. Have a professional do the maintenance and clean the ducts to assure proper function of the whole system. Remember a happy tenant will stay longer and will take good care of his place.

Windows

Change any window that is broken or not functional. This will assure that there’s no water leak inside the house.

Yard

Remove all debris and make it easy to maintain.
