Flipping a 1890 Building in Bolton Hill / Baltimore MD
Flipping a 1890 Building in Bolton Hill / Baltimore MD
The renovation of this incredible Bolton Hill property in Baltimore city is a journey through time. This property is in a great historical neighborhood where all the row houses have a beautiful victorian style. This almost 5000 sq ft is a triplex and needs a lot of updating. All bathrooms and some kitchens were original from 1890 so changing the pipes and wiring is necessary. In this phase demolition is done, rough plumbing and electricity is almost done. Although our team worked hard to preserve most of the original crown moldings and textured wallpaper, some did not survive the demolition! This Bolton Hill property in Baltimore, was painted over several times, the textured wall paper is actually cracking and is very bristle. When we attempted to make a small opening on the 2nd floor kitchen ceiling in order to change the plumbing pipes of the 3rd unit …a huge piece of textured wall paper peeled from the ceiling. Updating a building like this one means sacrificing some features to welcome the element of modernity. The whole building will have efficient new HVAC systems (each unit will have their own), plumbing replaced and new electrical system; not to mention the commodity of functional kitchens and laundry space. This wonderful triplex in Bolton Hill neighborhood is going to be a gem in this part of Baltimore city in just a few more weeks.
